INSPECTION: Dempsey Auction Representatives will be available, at the Forum, to pre-register bidders, provide sales information and answer any auction questions on Tuesday ,April 29th and Tuesday May 6th from 10:00 AM till 4:00 PM

TERMS: 10% Buyers Premium. 10% down payment sale day with the balance due at closing.

Closing will take place about 30days after the sale day according to assigned “ Property Closing Schedule”

SURVEYS: Surveys are not furnished by the seller. If any purchaser wants a survey, it will be at purchasers expense and closing will not be delayed because of any survey work not completed. Parcel 36 on Turner McCall Blvd. will be surveyed and a survey fee will be charged to the purchaser.

TAXES: There will be no property taxes due for 2014

RIGHTS BEING CONVEYED: Floyd County will convey by Quit Claim deed, all rights of Floyd County, if any, in the property. Floyd County purchased these properties at non-judicial tax sales. All tax deeds have been recorded for over 12 months. However no action has been taken by Floyd County to redeem any former owners rights. These sales are made under the same terms and conditions as previous surplus sales. All improvements on any property are being are being conveyed “AS IS WHERE IS”.

RESTRICTIONS: Selling subject to any existing zoning rules and regulations of the city of Rome and Floyd County Georgia.

EXCEPTIONS: Real Estate only- No personal Property

CLOSING: The Closing will be conducted by MCRAE, STEGALL, PEEK, HARMAN, SMITH AND MANNING, LLP at 100 East Second Ave., Fourth Floor, Rome Ga.  (706-291-6223)

Purchaser will pay a closing fee of $300 per parcel which will include preparing the closing statement, quit claim deed and conducting the closing. This fee does not include title exam or preparation of any loan documents which will be the responsibility of the buyer. Conveyance will be by quit claim deed. Purchaser will pay a recording fee of $10 per deed and a pro-rated share of the legal ad not to exceed $40 per closing.
